Buying your first home is an exciting time, but it can also be filled with uncertainty and a lot of questions -- especially if it is your first time. I would say that first time home buyers are my favorite clients. Getting to be part of such a big moment in a person's life is an honor and I make sure that the process goes as smooth as possible. In this post, I've got the top five tips for first-time home buyers.
Meet with a lender to get pre-approved for a mortgage so you know how much you can realistically spend for your budget
Connect with a realtor you trust to help you find the right home and negotiate terms on your behalf.
Have a list of "must-haves" and "deal-breakers" but try to be flexible when it comes to the negotiation table.
Don't spend more than your means. Everyone wants to have the best house their budget can allow, however don't be tempted to go over. Nothing is worse than buyer's remorse.
Always visit the home in person and if possible, get a full inspection done including a sewer line scope and a radon test.
One last note: I can't overstate the importance of representation when buying a home! In the state of MN, buyers do not typically pay the commission fees during a transaction. So by skipping representation with a realtor, you will NOT save anyone money. Do yourself a favor and ask your friends and family for a recommendation on a realtor to interview!
